What it is
Dbayeh sits on the coast twelve kilometres north of Beirut, at the inner curve of the bay. It is the closest point on this coast that still reads as its own place rather than as the city, and the commute is short enough to be done daily without thought.
The waterfront carries marina and leisure development; behind it, gated residential compounds and villa plots climb the slope.
How it differs from the rest of this list
This is a principal-residence market, not a second-home one. Buyers are families who work in Beirut and want space and sea without the drive.
It is also the most apartment-dominated area we cover. Standalone villa plots exist but are limited and priced accordingly.
Gated developments
Much of the residential stock sits within managed compounds. That brings genuine advantages — security, services, maintained common areas — and a set of obligations most buyers do not read carefully.
